			<content:encoded><![CDATA[<h2>I hate to break the news to you but it&#8217;s a buyers market for Timeshare. And since you are here and reading this you are probably looking to sell your timeshare, to help finding your solution without getting scammed and wasting thousands of dollars read below.</h2>
<p><strong><span class="style1">Why is selling a timeshare so tough?</span></strong><br />
The main reason is supply and demand. in other words it&#8217;s what&#8217;s called a &#8220;Buyer&#8217;s Market&#8221;</p>
<p><strong>Remember how you got involved in timeshare?</strong></p>
<p>You responded to a promotional offering with some type of free gifts or vacations. Then, you where probably only told about the developer&#8217;s property and prices. Nothing at all about resale&#8217;s, even if they were available at the same resort! The developer spends between $2,000 to $5,000 just to sell each unit at a new resort.  The developers only want to sell &#8220;new&#8221; units not resell. Then because of their over inflated prices and interest rates and high pressure sales tactics, many people buy without really knowing what they are getting involved in. Many people find themselves with something they no longer can afford or many times they just don&#8217;t ever get to use it.</p>
<p>No wonder so many timeshare owners get discouraged and want out&#8230;. creating the glut of supply.</p>
<p><strong><span class="style1">The Demand Side</span></strong></p>
<p>Unfortunately, the demand side is just as bad for timeshare resellers. Most people don&#8217;t even know there is a resale&#8217;s market available until after they buy from the developer. Those who do know about the resale market are usually the more experienced timeshare owners and are only looking for real bargains. That&#8217;s where I come in!</p>
<p class="style1"><strong>So what do you do?</strong></p>
<p>Well you could try to sell it yourself. You can spend many hours posting on classified sites where you would have to post in every city in the US and probably a few other countries for good measure (remember timeshare is a international market and buyers can come from any state or country)</p>
<p>You would also need to know what the market value of your unit is not to mention where to position your price in contrast to what they are being sold for at the resorts. Then if you manage to get a interested buyer,</p>

<p>Fortunately YES! It is a lot easier to get into a time share then to get out. What you need is an experienced timeshare reseller who understands the industry and know where to go and who to call to find buyers. I know some of you have heard no to pay anyone to have your timeshare &#8220;listed&#8221; That&#8217;s true!! You should never deal with a timeshare listing company. All these companies do is take a picture of your unit and put it on a website with a price tag next to it! You could do that yourself for FREE!</p>
<p>You did not get into your timeshare that way what makes you think you will get out of it that way? You also will never get any value in the sale.</p>
<p>The resorts are still selling, granted they have taken a hit just like the rest of us but people are still being lured into those presentations and are buying.</p>

Now think about it. If you are selling a $100-250,000 house with a 6% commission worth a $6,000 to $15,000 or a timeshare that barely SELLS for that amount, which do you think they will actually be working on? Timeshare is not like traditional real estate you can&#8217;t put a for sale sign on the front yard and run 1 ad in the local paper to sell it. Many realtors actually come to us to sell their OWN timeshare!!</p>

<p>Well exactly how much will depend on how much the Marketing Manager has in inventory. Most companies regulate how much of each resort they will accept in order to maintain customer satisfaction by selling their property in a timely fashion.</p>

<p>Well the fees can be broken down into 2 groups.</p>
<p>1)The amount that will need needed to sign and finance the buyer (i.e. Title search, transfer and resort transfer fee)</p>
<p>2) The remainder is usually for the actual cost in getting a buyer to the table. With timeshare it takes work and plenty of it in a buyers market. Real marketing companies do exactly that WORK! You have to make thousands of calls to prospective buyers both current owners and people who have recently toured at the resort but was unable or willing to pay the resorts high cost or financing. These names and the people who call them takes money. Also when they have a buyer with a offer that you are willing to accept they will need to be able to sign the person quickly! Timeshare is an impulse buy and they do not want the buyer walking away from the table because the seller took too long to get all the title search and escrow situated. Usually the fees will cover the whole process will be covered from start to finish so the only thing left for you to do is wait for your pay-off.</p>
<p>Also Marketing companies also know it&#8217;s a great idea to also rent-out your week so you will be able to recoup that upfront money in the the form of rent. Another thing is that Renters turn into buyers!</p>

<p>It&#8217;s a buyers market you need someone who has the experience  and readability to get that timeshare sold. You will have to come to grips with that it was a lot easier getting into it, than it will be getting out.
